Where we build

One region, understood in depth

Abranova builds where it already owns, already has crews on the ground, and already knows what rent a finished unit achieves. That region is the North Carolina Research Triangle — and the case for it is not a hunch.

Research Triangle Park

Three Tier 1 research universities, minutes apart

Located in the heart of North Carolina, the Research Triangle Region takes its name from Research Triangle Park and the three Tier 1 research universities minutes apart from one another — Duke University, North Carolina State University and the University of North Carolina at Chapel Hill.

Comprising twelve member counties, the region is home to some of the fastest-growing companies and communities in the world. RTP itself remains one of the most successful science parks on earth: a hotbed for innovation where one in five residents holds a graduate degree, and where unemployment sits below the national average at around 4%.

Three of the largest employers in the world are building in this region

Housing demand in the Triangle is not a forecast. It is a consequence of decisions Apple, Google and Wolfspeed have already announced and are already spending against.

Apple

$1B+3,000 jobs

Apple announced it will invest over $1 billion in North Carolina, including a new campus and engineering hub in RTP creating at least 3,000 jobs in machine learning, artificial intelligence and software engineering. It is Apple's first campus on the east coast.

Google

Google chose Durham for an engineering hub focused on cloud computing, aiming to create 1,000 jobs. The centre is being built in downtown Durham at 200 W. Morris Street, in the Durham Innovation District. The median Google worker earned just under $300,000 in 2021.

The Triangle labour market continues to heat up despite macroeconomic concerns. The Raleigh MSA saw a 16.4% year-over-year increase in median rental price as of September 2022 — twice the rate of US inflation over the same period.

Durham's population was about 267,743 at the 2017 US Census estimate, having grown far faster than the national average since 2010 — and the growth has not been slowing.

Why Durham outran Raleigh on rent: affordability, plus high-paying technology and health care jobs in RTP. Research Triangle Park is home to 55,000 employees and performs $6 billion in combined annual research expenditure between companies and local universities.

Close to Research Triangle Park, downtown Durham and Duke, we aim at young professionals and students. The median age in 27703 is 29, and our research found that most people in that range lease for at least two years, with location and amenities playing a large role in the choice of home. A prime location, high-quality interior finishes and a genuine amenity centre are what win that resident.
