What we do

Four businesses, one balance sheet

A developer usually buys these four things from four companies. Every seam between them is a margin paid out, a schedule nobody controls and a risk nobody owns. We run them ourselves.

01

Construction

Self-perform crews, not a rolodex of subs. Site-work and vertical construction run in-house, which is why the general contractor's margin stays inside the deal.

  • Construction design and consulting
  • Sitework development
  • Concrete and steel structures
  • Interior carpentry

02

Development

From raw land to a permitted, buildable site. We carry entitlements, design and permitting ourselves, so the schedule we underwrite is the schedule we control.

  • Development consulting
  • Design, permitting and entitlements
  • Construction oversight

03

Real estate investment

Deals are underwritten off our own delivered projects in this submarket — real cost, real absorption, real rent — rather than off broker comps alone.

  • Investment advisory
  • Private equity capital
  • Underwriting and analysis
  • Acquisitions

04

Property management

The team that leased the last community leases the next one. Lease-up assumptions are tested by the people who have to hit them.

  • Leasing and tenant management
  • Marketing and positioning

Areas of growth

Every trade we bring in-house is a margin we stop paying out

Vertical integration is not finished. Each trade brought in-house is a margin we stop paying out and a schedule risk we stop carrying.

Digital transformation

A construction operating system, built in-house

Abranova's next phase of growth depends on leveraging software, data analytics and lean project management to drive construction and development efficiency. We are building that system ourselves, structured on CSI division codes.

The Abranova platform dashboard: active project count, orders, expenses and new leads across the top, a recent-expenses table by project, and a project-completion ring chart.
