Abranova is a vertically integrated construction developer with more than 35 employees — laborers, carpenters, concrete finishers, equipment operators, site-work and utility crews. Executing site-work and vertical construction in-house is what lets us hit proforma on ground-up projects that other developers price defensively.

No GC margin
Site-work and vertical construction run in-house, so the general contractor's margin stays in the deal rather than leaving it.

Rents, absorption and cost are underwritten off our own delivered projects in this submarket, not off broker comps alone.
